    agreed on the rate comment. more like 7%...plus management fees (10% of rent), plust taxes, insurance, plus maintenance....likely cash flow neutral at best which is not entirely bad. Unless of course you do not plan to tell the lender that it is an investment property!?!?!?

    I see a similie here to the massive airline layoffs immediately after 9/11...in the heightened state of affairs I believe that airline CEO's had America over a barrel and wanted to use that time to break unions and conduct layoffs under the guise of 9/11 that were coming anyway.

    I would be very surprised if C went for STI. Not sure there is a good fit between a genteel southern bank and slick new yorkers. (I know that sounds crazy, but it is true. I am a 2 time Citi vet.) I would look for a better footprint with major metros...FL, AZ in particular as many folks there have citi experience. Just MHO.

    i think in both cases he is right...altria is the us version of phillip morris int'l (pm). Pepsi doesn't export but bottles locally, but would be subject to currency issues.
